HOME INSPECTIONS

Randy's extensive technical and practical background uniquely qualify him to perform knowledgeable, in-depth inspections. Randy has been helping buyers and investors make informed decisions about the properties they are planning to purchase since 1991. The computerized report is easy to understand and is sent electronically to the buyer and their Realtor within 2 business days after the inspection. It is always recommended that the buyer be at the inspection to walk through the property and have questions answered on the spot. For an average sized, 3 bedroom 2 bath home, plan on approximately 2-3 hours.  A Residential Inspection Agreement can be viewed in advance.

COMMERCIAL PROPERTY INSPECTIONS

NEW CONSTRUCTION INSPECTIONS

When you are buying a home that has yet to be built, whether it is custom or a production built home, how can you be sure that building standards are being followed?  Is the structure being built in accordance with the best building practices?  The municipality inspections are limited in scope. You may want to consider hiring an experienced inspector to advise you on electrical, plumbing, mechanical and framing details prior to the wall-board being installed. The final inspection is also important to ensure that all systems and fixtures are functioning as designed. The best time to resolve any descrepencies is before the builder has received final payment. Another key inspection time is just prior to the end of the warranty period,  generally 11 months after taking possesion of the home.

EXPERT WITNESS SERVICES

Randy’s educational and practical background qualify him to serve as an expert witness in a variety of  construction and inspection related matters. He has testified in court and has worked with a number of attorneys on different matters across the state.

CONSTRUCTION DEFECT ANALYSIS

Because all construction is “hand made” it is imperfect.  It is sometimes very difficult for a layperson  to indentify defects or to determine the significance of substandard conditions. Homeowners should be cautious about the builders dissmissal of questionable conditions discovered before or after the close of escrow. A clearly written report from an objective third party might be enough to get the needed corrections made, or it can provide the needed information when consulting with an attorney.


CONSTRUCTION DISPUTE MEDIATION

Things can change dramatically between the time a construction contract is signed and the time the work is done. The contract scope of work is often vague and the specifications are commonly non-existent. Legal action is always an option, but often it is cheaper, faster, and fairer to try to mediate builder/home owner disputes.
